Landscaping & Lawn maintenance
In the Fall 2021, Tedesco’s Touch Landscaping aerated the entire property and building 4 was thatched prior to the aeration.
Mainely Grass maintains a 5-step process (up from 3-steps in years passed).
Proscape maintains the existing irrigation system. This was originally purchased by building 1 owners for their lawn and nearby island. Since that time, additional regions have been added throughout the property with sprinkler heads and soaking hoses (24 regions in total, see legend).
Sprinklers run Monday, Wednesday, and Friday starting at 10pm for 20 minutes in each zone.
Goals for 2022 - the region is currently experiencing a severe drought. The lawn is mulched to assist with nutrients, which has helped, but the Board will explore additional irrigation options.
WINter weather
Portview property is plowed/cleared for 3” or more of snow. Weather events resulting in less than 3” will be the owner’s responsibility to clear their spaces/walkways.
For weather events with 3” or more of snow, there will be plowing of roadways and parking spaces, snow blowing and shoveling of paved pathways, fire hydrants, and exterior sheds.
Priority will be given to units with occupants/year-round residents.
For parking spaces to be cleared, cars should be moved to the visitor spots.
Sand and salt will be made available for owner use (currently in barrel shed #13).
‘Courtesy walkways', i.e., any walkway that is not paved or requested to be cleared, will not be prioritized. As a caution, we do not recommend walking over snowy or icy lawns, please use the pathways once cleared.
Outside vendors should utilize visitor parking spaces for trucks and/or workspaces and should not set up on the lawn/uncleared spaces, again for their safety. Please be sure to communicate with them if you have work planned to follow a storm.
For those seeking additional services (at own expense) – i.e., car clearing, de-icing, salting/sanding and shoveling beyond the above, please make private arrangements with Josh Tedesco at 207.815.0099 or with another vendor.
General inquiries regarding maintenance should be directed to management and not with Josh directly, unless arranging personal/additional services.
These directives are per the negotiated contract (2021-22).
